Yea no problem, it's part of bussiness. How am I putting people through that? I told him no right away. The offer that I got wasn't what I wanted and few months later I got 100k over what was offered. That's just part of the game, I went through it as well when I bought my current place. Still don't understand how they wasted 2 weeks of your time, when I put an offer, the condition I put was that the offer has to be accepted within 24h or its invalid.

Ive grown to dislike estate agents a bjt too much..

I put my house up for 550k haha(bought for 180k in 2016). The market is just that crazy here

50k more than the top selling on my street. I’m like make em move haha. I am going to Colombia for 10 days. Will have open houses and if I can sell it’s gone

I remember when I was buying a place years ago and I put an offer in, which was accepted. I then started organising inspections.

A few days later, the agent called to tell me that the seller had received an offer equal to mine and it had also been accepted. Whoever got across the line first would get the house. I said that I'd raise my offer by $2k then dickhead, to which the said they'd ask and get back to me. A few hours later, they called back with the "news" that they'd "asked" the seller and that the seller would rather go with the current offers. I told the agent to fuck off and withdrew the offer.

I'm like sure ok. Everyone takes pictures. Then I'm like, ok, any clients? No but we'll put it on the website... ok? Anyone actually bought something because they saw pictures on the website? Silence..

You learn that with your first interaction. At the time I didn't bother and I let like 60 of them come because I wanted to connect to that network and at least one would be useful.

Any other listings and the discussion goes like this?
Can I come and see?

Only correct responses:
A) You can come with an interested buyer.
B) How much is your client willing to pay?
C) Not unless you have someone lined up that could genuinely proceed.

You can imagine that I never hear back from 99% of them these days :lol: And of course there's just a handful that I frequently talk with because they know how to roll.

Surveyor often is of no use thats the problem....
They ll come up with a value of the house but that usually differs widely from what the market is ready to offer both on the upside and on the downside...
Not defending people who do this just to test the water but just saying....
I know of people who put up their houses because they got huge quotes from experts just to never get an offer that came anywhere close so they ended up not selling...
But yeah best way to buy real estate is with no agents involved....

Most frustrating thing for me when trying to buy a house was the bank arguing with me over how much the house is worth and stalling me closing the deal just so that the owner in that time could go and sell the house to someone else for 30% more......
Note this was not for personal use but as an investment still frustratibg as fuck when you find a great deal and then the bank claims it s a shitty deal just so that someone else can close the transaction for 30% more.....

Ah yes. Surveyors. Even more useless.

Had a house to rent, surveyors (and agents) were like you're asking too much and wanted me to drop the price by 40%, 50% even. I got 20% more than I was asking in that case...
and none of those clowns got a commission because I found the tenant myself.

in the US the realtors got sued and lost because we were paying them 6% of final sale (3% for seller agent, 3% for buyer agent). You can negotiate to 5% but still insane when the average house price is 400k + and sells in 3 days

so 24k for taking pictures and sitting at my place for a few hours on a weekend?

I was buying houses to flip and remodel as a side hustle for a bit because my company was like you can't buy stock :). Was real good money for a bit and one of my partners got his real estate lisence so we wouldn't have to pay commissions.

Most houses go for cash over asking price, sight unseen with no inspections.

when I bought my current house they wanted $250k. I offer 170k because It was an estate sale the person didn't die in the house but they fell in the bathroom and pretty much almost died then died at an old folks home. Also the gutters were fkd and caused 1 side of the house to have to be pretty much redone. (I did it with my dad and uncles) but would cost like 50k. Also the house needed paint and to remove like 40 layers of wall paper from each wall. The floors were all super ugly shag carpets but had brand new hard wood floors under it. Houses like this now go for 400k to some idiot in NY or NJ who is like wow what a deal its 1 million in my area

Owning same as my wife.
